How we ranked them

Every provider on this page was booked as an ordinary customer, paid for at the published rate, with no press contact and no mention of this review. Nineteen jobs in total between March and July 2026: seven standard maid visits, six deep cleans, four end-of-tenancy jobs and two office contracts. We used the same three properties throughout so the comparison holds, a one-bedroom in Business Bay, a three-bedroom in Jumeirah Lake Towers and a four-bedroom villa in Arabian Ranches.

Scoring runs across five weights. Price transparency counts for a quarter of the score, because the single most common complaint about any cleaning company in Dubai is a quote that grows once the crew is standing in the hallway. Staff training and supervision take another quarter. Insurance and documented liability cover, equipment brought to site, and complaint handling split the rest.

What we deliberately ignored is star ratings on aggregator sites. A firm can sit at 4.9 with two thousand reviews and still send a different subcontractor every week. What matters more is whether the cleaner who arrives is employed by the company whose name is on the invoice. The figures below are what we were quoted and paid, not advertised starting prices. Hourly rates in Dubai cluster tightly between AED 25 and AED 60, and anything materially below that range usually means materials are billed separately or the cleaner is subcontracted. Deep cleaning and specialist work are quoted per property and vary far more with size.

Two pricing traps are worth naming. First, the four-hour minimum: a great many providers advertise an attractive hourly figure that only applies to a four-hour block, so a quick two-hour tidy costs the same as half a day. Second, VAT. Quotes from smaller firms are often given excluding the five percent, which turns an AED 800 deep clean into AED 840 on the invoice. Ask for the number that includes it.

The distinction confuses most first-time bookers, and companies rarely explain it because the more expensive option sells itself. A regular visit maintains a property that is already clean. Surfaces, floors, bathrooms, kitchen, beds. It does not touch the inside of the oven, the tops of cupboards, the grout or the ductwork, and no amount of extra hours turns it into a deep clean because the crew does not carry the equipment for it.

A deep clean is a reset. Two to four cleaners, half a day to a full day, with steam machines, degreasers and often an extraction unit. You want one when you move in, when you move out, after any renovation work, and roughly once or twice a year in between. Dubai adds a local reason: fine construction dust settles into everything within a few weeks near any active site, and normal wiping only redistributes it.

The pattern that works out cheapest over a year is one deep clean every six months with a weekly two-hour maid visit between them. Booking deep cleans monthly is money wasted, and relying on maid visits alone means the grout quietly loses.

Six things to check before you book

Every complaint we have read about cleaning companies in Dubai traces back to one of the six points below. Two minutes on the phone settles all of them.

  1. A trade licence you can see. Legitimate providers hold a Dubai Economy and Tourism licence and will send the number without hesitation. A company that dodges the question is worth walking away from.
  2. Insurance in writing. Ask specifically about public liability. If a cleaner breaks a mirrored wardrobe door or floods a bathroom, an uninsured firm leaves you with the bill.
  3. Who employs the cleaner. Directly employed staff are trained, supervised and consistent. Subcontracted labour is a lottery you replay every visit, and it is the single biggest driver of the quality swings people describe on Reddit.   4. Materials, in or out. A rate of AED 25 without materials is not cheaper than AED 35 with them once you have bought the products and the cleaner has used half a bottle of yours.
